Since most investors don’t have the means, the expertise, or the time to buy an apartment property outright, joining other investors in a group to purchase a property can make a lot of sense to someone that wants to earn the high returns and take advantage of the tax benefits that these types of projects generate.

That’s why I formed my Private Client Group.

PCGWhat is It?
A group of pre-qualified investors that has expressed an interest in the purchase of apartment properties. This select group is notified first when a project is identified, and they have the first choice to participate in the purchase before it gets opened to the rest of my list.

There is no cost to become a member of my Private Client Group. The only requirement to join, at present, is completing a short registration form and submitting proof of investable funds of at least $50,000. This is not for tire-kickers.

How Does an Investing in the Fund Work?
I’m constantly on the lookout for turn key suburban Detroit apartment buildings that are in great condition and have stable occupancy and operating histories, but that have owners that are in some sort of distress. My minimum annual ROI target is 15%.

When I locate a property that fits my strict criteria, I get it under contract and then put together an information package to send to investors that have expressed an interest in my projects, along with a deadline for a decision. I then schedule a conference call for all interested parties so I can answer questions about the project.

I take investors first-come, first-served until the project is fully subscribed, and I accept a small number of alternates as well depending on the size of the project.

How Do My Investors Get Paid?
Depending on how I structure the purchase, you either receive a proportional share of the cash flow, appreciation, and tax benefits that the property generates, or else you receive a preferred fixed rate of return on investment each month.

Who Does All the Work to Make Those Returns?
Each property is managed by dedicated, professional property managers so your involvement in the ongoing management of the property is zero.

You receive two things in the mail each month – a cash flow check and a management report.

How Can You Participate in the Fund?
Step 1 is join my Private Client Group. You’ll then get notified when a project is identified that the Fund decides to pursue.

Alternatively, you can choose to get on my email list and get notified when space remains on a project. You can do this be clicking the “Contact Me” link at the top of the page and submitting your name and email address.

Step 2 is request more information on any project that looks interesting.

Step 3 is evaluate the cash flow and return on investment projections.

Step 4 is decide to participate in a transaction.

How Much is Required?
The minimum investment varies by project, but most, at present, require equity contributions between $30,000 and $60,000. Funds from Self-Directed IRAs, Trusts, and other sources are welcome.
